June 4th, 2007

Sedgwick Properties Development Corporation has been working closely with subcontractors to complete residential and common area punchlist items and base building work while we approach the closing of the 100th unit in the building. Residential City of Chicago Certificates of Occupancy have been issued through the 15th Floor. Both elevators have achieved occupancy status for use by residents throughout the building, and the elevator subcontractor is in the process of making final adjustments to the entire system to minimize future “downtime” events. Sedgwick Properties appreciates homeowner patience and cooperation as we work to complete both residential and common living areas and make Park View East Lakeview’s premier residential address.

March 12, 2006

As of 03/12/07, Sedgwick Properties Development Corporation continues to achieve residential occupancies on the Park View East project, from the lower toward the upper floors. Residential units have been approved for occupancy by the City of Chicago through the 12th Floor, and closings/move-ins have occurred in various units on every floor up to the 10th Floor. The retail space storefront at ground level is in progress of completion, as well as minor touchup items on the exterior facades of the tower structure. Residential corridor finishes (final paint and carpet) will be performed after a majority of residents are closed and moved into units, starting on the 4th Floor and working upward. Residential punchlists are being tracked closely and items are being completed by construction personnel as quickly as possible. We appreciate Homeowners' ongoing patience and cooperation as we strive to orientate and turnover residential units and common areas while the last interior finish construction activities remain in progress for the next month.

December 30, 2006

As of 12/30/06, the building exterior is nearly complete. The final pieces of exterior brick masonry and architectural precast concrete at the lower portions of the building are being installed as we complete work on the south east corner of the building. The garage doors are installed and the lobby flooring is complete. With the recent good weather, the trees and grass have been installed along Grace Street. Unit finishes are complete up to the 7th floor and we are performing final contractor punch list activities on floors 6 and 7. Almost all framing and drywall is complete on all 17 floors and most of the unit finishes (cabinets, countertops, plumbing fixtures, etc.) are complete through the 10th floor. We have completed pre-closing orientations with several buyers on the 4th and 5th floor and anticipate closings for floors 4 through 8 in January. Partial certificate of occupancy inspection for the ground floor through the 5th floor is scheduled for January 4, 2007 with closings and move-ins shortly thereafter once we receive approval from the City of Chicago.

October 6, 2006

As of 10/06/06, we are making great progress on completion of the interiors of the units. We are currently framing walls on the 16th and 17th floors and have completed drywall of units up to the 12th floor. The lower floors 4 through 9 are receiving floorings, tile, doors, trim and some appliances. We are still dealing with a setback regarding the architectural precast pieces that make up the front face of the building and provide the final building enclosure. Our precast manufacturer has been unable to meet the agreed upon production schedule and as such; we will be unable to complete construction work on the front of the building until the end of October 2006. The exterior enclosure of the building must be complete and the lobby/common areas complete in order to obtain temporary certificates of occupancy for the units. Additionally, Com Ed must come to the site to perform about 10 days of work to connect permanent power to the building (we have been working off of temporary power for the construction of the building). Finally, as with all new construction, we are subject to the City of Chicago inspection requirements, most importantly getting the elevator approved for construction and passenger use so we can remove the exterior construction elevator/hoist and complete the work on the south-east corner of the building.

September 8, 2006

As of 9/08/06, the exterior masonry for the building has been completed on the east, west and north sides of the building thru the roof and detailed masonry and pre-cast work is continuing on the front face of the building thru the fourteenth floor. Exterior metal stud and drywall framing has been completed thru the entire building and interior metal stud and drywall framing has been completed thru the fifteenth floor. Interior drywall is in place thru the eleventh floor and interior finish work is continuing, such as placing bathroom tile, installing trim, and installing cabinetry. The installation of the elevators has been completed thru the entire building and operational use is pending City of Chicago inspection.

August 15, 2006

As of 8/15/06, exterior metal stud and drywall framing has been completed thru the entire building and interior metal stud and drywall framing has been completed thru the fourteenth floor. Interior drywall is in place thru the ninth floor and interior finish work is continuing, such as floor leveling, placing bathroom tile, and installing trim. Windows and glass doors have been installed thru the seventeenth. The installation of the elevators has been completed thru the sixteenth floor. The exterior masonry for the building has been completed on the east, west and north sides of the building thru the sixteenth floor and detailed masonry and pre-cast work is continuing on the front face of the building.

July 21, 2006

As of 7/21/06 we are finished with structural concrete and have prepared to place rooftop mechanical equipment. Exterior metal stud and drywall framing has been completed thru the fifteenth floor and interior metal stud and drywall framing has been completed thru the eleventh floor. Interior drywall is in place thru the eighth floor and interior finish work has begun, such as painting, placing stone tile, and installing wood doors. Windows and glass doors have been installed thru the thirteenth floor. The installation of the elevators has been completed thru the thirteenth floor. The exterior masonry for the building has been completed on the east, west and north sides of the building thru the fifteenth floor and detailed masonry and pre-cast work has begun on the front face of the building.

June 15, 2006

As of 6/15/06 we are done pouring all floors. All piping, sleeves, block outs and conduit have been placed in those floor slabs leaving room for the proper equipment to be placed later. Exterior metal stud and drywall framing is complete up to the thirteenth floor and interior metal stud and drywall framing is complete up to the ninth floor. Windows and glass doors are installed up to the eleventh floor. The erection of the stair and elevator shafts has been completed and the installation of the elevators is complete up to the ninth floor. The exterior masonry for the building is complete on the east, west and north sides of the building up to the thirteenth floor and masonry and pre-cast work has begun on the front face of the building. Drywall is up on the fourth, fifth and sixth floor.

May 15, 2006

As of 5/15/06 we are poured up to the seventeenth floor looking to top out on May seventeenth. All piping, sleeves, block outs and conduit have been placed in those floor slabs leaving room for the proper equipment to be placed later. Exterior metal stud and drywall framing is complete up to the ninth floor and interior metal stud and drywall framing is complete up to the seventh floor. Windows and glass doors are installed up to the eighth floor. The stair and elevator shafts have been framed and poured to the roof and the installation of the elevators is complete up to the ninth floor. The exterior masonry for the building is complete on the east, west and north sides of the building up to the ninth floor. We have passed rough inspection from the City of Chicago for the fourth and fifth floors and can now begin putting up drywall on those floors.

May 1, 2006

As of 5/01/06 we are poured up to the sixteenth floor looking to pour the seventeenth floor by the eighth of May. We are scheduled to have all floors poured by the fifteenth of May. All piping, sleeves, block outs and conduit have been placed in those floor slabs leaving room for the proper equipment to be placed later. Metal stud and drywall framing is complete on the fourth and fifth floors and has begun on the sixth floor. Windows have begun to be installed on the seventh floor. The stair and elevator shafts have been framed and poured to the roof and the installation of the elevators has begun. All of the CMU split face masonry has been installed in the garage area. The exterior masonry for the building is complete on the east, west and north sides of the building up to the sixth floor. Stone tile is scheduled to begin installation on the fourth floor in mid May.

April 18, 2006

As of 4/18/06 we are poured up to the fourteenth floor looking to pour the fifteenth floor by 4/24. We are looking at pouring a floor every week. All piping, sleeves, block outs and conduit have been placed in those floor slabs leaving room for the proper equipment to be placed later. Metal stud and drywall framing has begun on the fifth floor and windows have begun to be installed on the fifth floor. HVAC, electrical and plumbing duct and piping work has also begun on the residential floors as well as the fire protection sprinkler system. The stair and elevator shafts have been framed and poured to the roof and the installation of the elevators has begun. All of the CMU split face masonry has been installed in the garage area. The exterior masonry for the building is complete on the east, west and north sides of the building on the fifth floor.

April 3, 2006

As of 4/3/06 we are poured up to the twelfth floor looking to pour the thirteenth floor by the sixth of April. We are looking at pouring a floor every week. All piping, sleeves, block outs and conduit have been placed in those floor slabs leaving room for the proper equipment to be placed later. Metal stud and drywall framing has begun on the fifth floor and windows have begun to be installed on the fourth floor. HVAC, electrical and plumbing duct and piping work has also begun on the residential floors as well as the fire protection sprinkler system. The stair and elevator shafts have been framed and poured to the seventeenth floor. All of the CMU split face masonry has been installed in the garage area. The exterior masonry for the building is complete on the east, west and north sides of the building on the fourth floor.

February 15, 2006

As of 2/15/06 the fifth and sixth floor slab have been poured. All piping, sleeves, block outs and conduit have been placed in those floor slabs leaving room for the proper equipment to be placed later. The treads and risers for the stairs have been poured up to the eleventh floor. The stair and elevator shafts have been framed and poured to the thirteenth floor. We are looking at pouring a floor every week. Framing, structural rebar and all in slab conduits are been placed on the seventh floor deck in preparation for the seventh floor to be poured on Monday February 20th, 2006.

January 31, 2006

As of 1/31/06 the third and fourth floor slab have been poured. All piping, sleeves, block outs and conduit have been placed in those floor slabs leaving room for the proper equipment to be placed later. The treads and risers for the stairs have been poured up to the eighth floor. The stair and elevator shafts have been framed and poured to the tenth floor. Construction is picking up speed and we are looking at pouring a floor every week. Framing, structural rebar and all in slab conduits have been places on the fifth deck in preparation for the fifth floor to be poured on Friday February 3, 2006.


December 30, 2005

As of 12/23/05 the second floor slab has been poured as well as the ramp to the third floor. All piping, sleeves, block outs and conduit has been placed in the second floor slab leaving room for the proper equipment to be place later. The treads and risers for the stairs have been poured up to the sixth floor. The stair and elevator shafts have been framed and poured to the ninth floor. Gas has been brought into the building which has allowed the placement of concrete in the cold of winter. Construction is beginning to pick up speed and we are recovering from the bad weather that has hit Chicago.

In the upcoming weeks the third floor slab pour will be completed by the middle to end of January. We are expecting to have temporary power to the building by mid to late January. The water hookup will be completed in the late in January.
