Preparing for the appointment

Make the most of your upgrade selection session.   Start thinking about your budget and prioritize the upgrades and finishes you are most interested in.   If you are not sure what colors or styles you would like to use, or you want to coordinate with items you already own, bring magazine clippings, swatches or photos to the appointment.   Shelter magazines and idea books will also be available during your session. Selected images will be posted to this site shortly.   Please note: due to the large variety of options available, we will not be able to post everything on the website, but will have all images and samples on hand at your appointment.

What to expect during your upgrade selection session

All appointments will be conducted at the Koenig and Strey sales center, located at 1940 N. Clark.   At the sales center you can see and feel samples of cabinetry, wood flooring, stone, carpet, plumbing fixtures, technology options, etc.   Images will be available for larger items, such as appliances, fireplace, and large plumbing items.   We will work together to determine the best finishes and upgrades to suit your needs and style.

Deadline for finalizing finish and upgrade selections

Finishes and upgrade selections must be finalized by your deadline listed above .   If for any reason you are unable to finalize selections by your deadline, please contact us immediately.   Any changes requested after your deadline could have construction or pricing implications.   Therefore, it is very important that you take advantage of the opportunity to personalize your unit to your specifications prior to your deadline.

Please schedule your appointment early, but understand that priority will go to buyers on lowest floors first. Beginning mid-May, buyers can download the upgrade selection guide from the Park View East website, www.parkvieweast.com . A user id and password, required to download the selection guide, will be provided in the letter mentioned above. Please direct any questions about upgrade selection to Bonnie at bomeara@sedgwickproperties.com .

Condo and retail building to replace Marigold Bowl
By Jeanette Almada

Published July 22, 2004

A 17-story condominium building with ground-floor retail space will rise on the site of the Marigold Bowl, a landmark business in Chicago's Lakeview neighborhood that closed in May after 63 years.

Chicago-based Sedgwick Properties is scheduled to close next month on the purchase of the bowling alley at 828 W. Grace St., just west of Halsted Street, and a parking lot a block away on Broadway.

The developer is negotiating to sell the parking lot to the Bernard Zell Anshe Emet Day School, said Sedgwick President Marty Paris. The parking lot will likely be used to expand the school, he said.

The building will be called the Park View East and will have 140 condominiums on the upper 14 floors as well as 4,000 square feet of retail space on the ground floor. It will include parking.

Paris said the building will be brick with stone detailing on the front.

The building's one-, two- and three-bedroom units will have 700 to 2,000 square feet of space and balconies, with base prices from $185,000 to $430,000. "Most of the [45] one-bedroom units, and the [85] two-bedroom units are selling for prices under $325,000," Paris said. Two-bedrooms start at $259,900 and three-bedrooms at $369,900.

The 170 to 180 parking spaces will cost an additional $27,500 each, he said.

Construction is scheduled to begin this fall with completion in fall 2005.
